TERMS AND CONDITIONS
Terms and Conditions apply to guests and all members of their party (including day visitors). It is the guests’ responsibility to ensure that each member of their party is aware and accepts the Terms and Conditions detailed below.
The owners reserve the right to cancel a booking without compensation or refund should guests not comply with any of the listed Terms and Conditions.

1. Arrival and Departure
Our bookings are from Saturday through to Saturday, particularly during busy periods, although short breaks are often available at other times. If you require alternative arrival and departure days contact us and we will do our best to help.
To ensure that our property are ready for our guests, we ask that you arrive after 3pm and leave by 10am on your departure date. Occasionally, changes to these times can be accommodated by prior arrangement.
2. Booking and Payment
Although availability of our property shown on the website is regularly updated, the situation can change very quickly.
Bookings can be taken by completing the Booking Form which can be forwarded directly to us online or by post.
A contact name and contact details, including postal address, will be required at the time of booking. The person making the booking will be considered to be the hirer, unless otherwise advised.
All bookings will be confirmed and payments acknowledged as soon as possible in writing, either by email or by post.
All bookings will be considered provisional until:
a) The booking is confirmed by the guest with the required deposit, which should be received by us within 7 days of the initial booking.
b) Written booking confirmation is then received by the guest from ourselves.
A deposit of £100 per week (£75 for x3 night stays) which may be sent by cheque is required to secure the booking. The balance is payable approximately 1 month before the start of your holiday. Deposits are generally non-returnable, however, this may be discretionary.
For bookings made within 4 weeks of the holiday start date, it may be required for the full amount to be paid at the time of the booking.

3. Cancellations
If it is necessary to cancel or change your booking, please contact us immediately and discuss the situation.
We reserve the right to retain deposits paid, other than exceptional circumstances.
We will do our best to re-let the cottage, and should we be successful, a refund of the deposit will be made, after an administration fee of £25 has been deducted.
If a cancellation is received up to one calendar month before a holiday is due to take place and we cannot re-let the property during that month, then payment in full will be required.
4. Safety
Riverside Court Cottage has a Non-Smoking Policy.
Please read the ‘Courtyard Rules’ which will be part of your ‘Welcome Pack’ for general issues relating to the Riverside Court community well-being.
Please read our Fire Risk Assessment and guidance notes which will also form part of your ‘Welcome Pack’ on arrival.
Guests may be asked to leave immediately if their conduct is considered to infringe on reasonably accepted conduct which is likely to impair the enjoyment, comfort or safety of other residents. No refunds will be given in these circumstances.
5. General
The number of people occupying the property must not exceed that stated at the time of booking, unless previously agreed. Sub-letting of the property is strictly prohibited.
We must be informed of any visitors you may have during your stay. If they wish to use the facilities it must be agreed with us ahead of time in which case a charge may apply.
We cannot accept responsibility or liability for loss or damage to guests’ property, for personal injury, or for damage to bicycles or cars parked in the secure garage.
We reserve the right, with prior notice, to have access to the property, if necessary.
We try hard to maintain high standards of comfort and cleanliness at all times. The guests must, therefore, undertake to keep all furniture, fittings and effects in the same good condition as they were found. If extra cleaning is required after departure it will be charged to the guest.
Please report any damage or breakages to us as soon as possible in order that we can arrange for repair or replacement. Accidental damage or breakage of a minor nature will not normally be charged for, but we reserve the right to charge for any non-trivial damage, losses or additional cleaning required however caused. Immediate payment from the guest will be required to cover such costs.
